Real Estate Transactions and Finance
This course will examine the broad spectrum of transactions that the real estate practitioner is likely to encounter. We will explore the steps preliminary to acquisition of a property, the acquisition, development, finance, leasing and sale of residential and commercial properties from the perspective of the broker, the seller and seller's attorney, the developer and developer's attorney, the lender and lender's attorney, focusing on the laws governing all such transactions as well as the practical considerations influencing all such parties. Topics to be covered include permanent, construction, mezzanine and secondary financing; coop and condominium conversions; office, shopping center and ground leases; and consequences to and remedies of the parties when things do not go as planned. Students who have earned credit for either Real Estate Practice or Real Estate Finance may not earn credit for this course.Grading and Method of Evaluation
